CONSTRUCTION RATES FOR RESIDENTIAL BUILDING

‘A’ Grade Construction———————————————–@ Rs. 1800 per sq.ft

‘B’ Grade Construction———————————————–@ Rs. 1500 per sq.ft

‘C’ Grade Construction———————————————–@ Rs. 1200 per sq.ft

NOTE:-

  • Boundary wall in case of (50%) construction for completion @ Rs. 1000 to 2000 per running feet depending on design.
  • Internal height  of building from floor to sofit of ceiling will be 10′-0″ ht.

FOUNDATION DETAILS ( COMMON FOR A,B,C GRADE )

  • P.C.C in foundation – 3″ thick kacchi rodi (Brick) or 3″ thick wapsi rodi.
  • 1st class bricks will be used with 1:6 cement mortar.
  • D.P.C at plinth level – 2″ thick with water proofing compound.
  • All types of treatment for Deemak / termite & water proofing.

BRICK WORK ( COMMON FOR A,B,C GRADE )

  • First class brick masonry work in cement mortar 1:6 ( 1 cement ; 6 coarse sand ) in foundation, plinth & superstructure etc. complete.
  • First class half brick masonry work in partition wall in cement mortar 1:4 ( 1 cement : 4 coarse sand ) in superstructure etc. complete

COLUMNS (COMMON FOR A,B,C GRADE)

  • 16mm / 12mm tor steel will be used with (1:2:4) concrete (1 cement : 2 course sand : 4 stone aggregate) with neat finish complete.
  • 10mm  tor steel will be used in footings of columns with (1:2:4) concrete.

ROOF (COMMON FOR A,B,C GRADE)

12mm, 10mm, 8mm tor steel will be used in roof of 5″ thickness with (1:2:4) concrete fully compressed by automatic vibrator for removing air gap for strength & lon life of slab.

PLASTERING (COMMON FOR A,B,C GRADE)

  • Plaster on ceiling with 1:4 cement mortar (1 cement : 4 fine sand ).
  • Plaster on internal wall with 1:6 cement mortar (1 cement : 3 fine sand : 3 coarse sand ).
  • Plaster on external wall with 1:5 cement mortar (1 cement : 3 fine sand : 2 coarse sand ).

FLOORING IN COVERED AREA

  • “A” Grade : Providing, cutting & fixing marble stone of basic cost of Rs. 50 to 60/- per sq.ft for all areas/rooms, staircase with white & green marble combination. Flooring with all normal design & pattern as approved in entire area complete in all respect.
  • “B” Grade : Providing, cutting & fixing marble stone of basic cost of Rs. 50 to 60/- per sq.ft.
  • “C” Grade : Providing, cutting & fixing marble stone of basic cost of Rs. 50 to 60/- per sq.ft.

FLOORING IN OPEN AREA

  • “A” Grade : In open area at back & front will be with kota stone with granite polish & balconies with white marble @ Rs. 50/- to Rs. 60/- per sq.ft.
  • “B” Grade : Kota stone flooring.
  • “C” Grade : Simple neat cement flooring.

KITCHEN

  • “A” Grade : Cooking platform of R.C.C with granite stone (Costing max. Rs. 150 per sq.ft) steel sink (18x2x9), wall tiles upto 7′ height. (Cost Rs. 300 per box of 10 sq.ft quantity).
  • “B” Grade : Cooking platform of R.C.C with granite stone (Costing max. Rs. 50 per sq.ft) steel sink (18x2x9), wall tiles upto 2′ height above counter (Cost Rs. 250 per box of 10 sq.ft quantity).
  • “C” Grade : Cooking platform of R.C.C with plaster, steel sink (10x24x7) only.

TOILETS

  • “A” Grade : Granite stone counter with washbasin, mirror, english/indian seat & wall ties upto door level (costing Rs. 300/- per sq.ft & necessary taps).
  • “B” Grade : Washbasin, english/indian seat & wall tiles upto 3′ feet height (costing Rs. 200/- per box od 10 sq.ft quantity & necessary taps)>
  • “C” Grade : Indian seat, washbasin & necessary taps.

DOOR & WINDOW (FRAME)

  • “A” Grade : Providing & fixing chaap/saal wood (size 5″x2.5″) door, window & ventilator frames as per approved design for double shutters & (size 5″x2.5″) for single shutter. (Rs. 75/- per sq.ft on covered area extra in case of curved frames).
  • “B” Grade : Providing & fixing marandi wood for door, windows & ventilator frames.
  • “C” Grade : Providing & fixing (M.S) frames for doors, windows & ventilator.

PAINTING WORK (INTERNAL)

  • “A” Grade : Lacker polish finishing for door, windows & ventilators, two or more coats of oil bound distemper (internal wall & ceiling), enamel paint for M.S work.
  • “B” Grade : Enamel paint for door, windows & M.S work, two or more coats of whitewash.
  • “C” Grade : Enamel paint for door, windows & M.S work, two or more coats of whitewash.

(POP work & fall-ceiling is not including in the quotation) 

DOOR & WINDOW (SHUTTER)

  • “A” Grade : Providing & fixing paneled doors with chaap wood , one with 4mm thick clear glass & second paneled door with fly mesh complete.

ELECTRICITY

  • “A” Grade : Providing & fixing P.V.C conduit pipe including necessary fittings, bends, tee junction, fan box & PVC copper wire etc. complete (The cost  of entire fixture fittings considered for Rs. 20,000/-)
  • “B” Grade :The cost  of entire fixture fittings considered for Rs. 10,000/-
  • “C” Grade : Providing & fixing PVC conduit pipe including necessary fittings, bends, tee junction, fan box, G.I box, copper wire etc. complete (Normal fittings only).

EXTERNAL WALL FINISHING

  • “A” Grade : Two or more coats of apex.
  • “B” Grade : Two or more coats of snowcem.
  • “C” Grade : Two or more coats of white wash with whitener.

(Any other material/design will be charge extra as per design).

OVERHEAD WATER STORAGE TANK (COMMON FOR A,B,C GRADE)

TERMS & CONDITIONS

  • Water / Submersible pump & Electricity Charges (Meter, Bill etc.) will be paid by the owner.
  • Any specific instruction regarding addition or alteration will only be discussed/ referred to the Architect and for such reasons work will not be stopped.
  • The quality of materials can be checked at any time.
  • Architect’s fees and any other special consultancy, if required, will be paid by owner.
  • Sewer/Electricity connection to Noida Authority & any other authority charges will be paid by owner.
  • Rear security jaal is not included in the quotation if provided will be charged as per actual.
  • Kitchen cabinet and bath room cabinet & bedroom cupboard will be extra and rate will be given as on stage on separate sheet of paper.
  • The total bill will be cleared at the time of processing / handing over the building by keeping Rs 50,000.00 ( Fifty thousand only) as retention amount for one month as liquidated period from the date of handing over the building.
  • Taxes will be charged extra as per prevailing rules from time to time. Applicability as on day :
    1. WCT (Under works contract act ) 4% .
    2. VAT (as per UP Rules) 14% on material. Generally we calculate 70 % of the total payment received as material cost.
    3. Service tax will be charged 10.3 % on our remaining 33% of bills; the same will be borne by you since not added in the bills.
    4. Any other taxes if added later then the date of signing of this contract will be charged extra.
    5. Payments must be made within one week of presenting of the bill or observations if any can be raised after payment is made, which will be attended too on priority before next bill is presented.
    6. In case payment is not received within a week of presenting the bills a simple interest of 12 % PA will be charged.
  • Any things not mentioned in this quotation will be considered as a separate as separate item which will be paid separately and also if the rates increases beyond 5% of the market then escalation will be paid by the owner as per actual of various items as mutually agreed .

NOTE:

  • Area mentioned above is subject to final measurement.
  • Internal height of the building from floor to sofit of ceiling will be 10’-00” ht.
  • Steel will be as/per structure designer consultant.

SPECIFICATION OF BUILDING MATERIALS:

Civil Work:

  1. Earthwork in excavation in ordinary soil as per drawing including dressing of sites and ramming of bottom lifts as per depth required including getting out the excavated soil and disposal of the excavated surplus soil as directed within a lead of 50 meters. Contractor would complete all earth work as per design.
  2. Filling available excavated/imported earth (excluding rock) in trenches plinth side of foundation, lawns, driveway etc. in layer consolidating each deposited layer by ramming and watering lead up to 50 meters and lift up to 1.5 meters.

Plain Cement Concrete:

  1. Providing and laying Cement Concrete 1:4:8 (1 Cement : 4 Coarse sand : 8 Stone aggregate 40 mm nominal size) curing including cost of form work, if any in:-
  2. Foundation/Column footing, bases of columns and steps etc.(75mm thick or as per structural design)

Reinforced Cement Concrete:

Reinforced Cement Concrete work in M-20 (1:1.5:3) grade design mix bases for columns, footing,  chajjas, beams, slabs, staircase, waste slab, landings including cost of centering, shuttering and reinforcement etc. complete. R.M.C. will be used for slab casting.

Brick Work:

  1. First class brick masonry work with brick of class designation 75 in cement mortar 1:6 (1 Cement: 6 Coarse Sand) in foundation, plinth and superstructure etc. complete.
  2. First class half brick masonry with bricks class designation 75 in partition walls in cement mortar 1:4 (1 Cement : 4 Coarse Sand) with hoop iron reinforcement one 6 mm bar or equivalent reinforcement after every 4th coarse of the masonry in superstructure etc. complete.

Plastering:

  1. 6 mm thick cement plaster on ceiling with 1:4 cement mortar (1 Cement : 4 Fine sand) including hacking of RCC surface, scaffolding, curing etc. complete
  2. 12/15 mm thick cement plaster on internal walls with 1:5 cement mortar (1 Cement: 3 Fine sand + 2 coarse sand) including, curing, scaffolding etc. complete.
  3. 18 mm thick cement plaster in external walls with 1:6 cement mortar (1 Cement: 6 Fine sand) including curing, scaffolding etc. complete.

Terracing:

  1. Applying top of roof with tape Crete water proof chemical compound with two coats on cross strips with protective plaster.
  2. 10 cm thick average mud-phuska of damped brick earth on roof laid to slope consolidated with plastered with 25 mm thick mud mortar mix with bhusa at 35 kg. Per cum. Of earth and govery leaping with mix 1:1 (1 clay: 1 cow dung) and covered with flat tile bricks of class designation 100 grouted with cement mortar 1:3 (1 Cement: 3 Fine sand) mixed with 2 % of integral water proofing compound by weight of cement and finished neat.
  3. Making gola along with walls in 1:2:4 (1 Cement: 2 coarse sand: 4 stone aggregate 12 mm nominal size with neat finish etc. complete.

Anti Termite Treatment:

Providing and injecting chemical emulsion for pre-constructional anti-termite treatment and creating a chemical barrier under and all round the column pits, wall trenches, excavation, top surface of plinth, filling, junction of wall and floor along the external parameter of building expansion joints surrounding of pipes and conduits etc. complete. ( Chlorpyriphos Emulsifiable concentate 20% with 1% concentration )

 

Water Proofing:

Water proofing treatment of sunken areas with 20 mm thick water proof plaster in 1:4 (1 Cement: 4 Coarse sand) cement mortar, 2 coat of tapecrete, filling with lightweight concrete and top finish in 1:3:6 cement concrete etc. complete. (Straco ‘A’ & Seal – Crete/Cico & Tapcrete. SWS CO.)

Wood Work:

  1. Frames :

Providing and fixing Saal/Chaap (size 5.5” x 2.5”) door, windows and ventilator frame as per approved design for double shutters & (size 5” x 2.5”) for single shutters.( We have considered simple and straight frames / shutters however if round shape / Gaz / Dillas is approved then the cost difference will be payable by the owner.

  1. Shutter :
  • Providing and fixing Saal/Chaap paneled shutter – as per approved pattern with 38 mm thick solid teak wood 12 mm thick teak ply panels and fixed teak wood molding complete. (size 3” x 1.5”) for windows & (size 4” – 8” x 1.5”) for doors.
  • Providing and fixing window glazed and fly shutters in Ivory coast teak wood with 5mm thick clear glass (Saint Gobin) and fly mesh (Shalimar make S S zali ) & and fixed teak wood molding etc. complete.
  • Providing and fixing 4 mm thick clear glass in  rear side/fixed ventilator with teak wood beading etc. complete.
  • Providing and fixing cover molding (all around wooden frames) with 40 mm teak wood etc. complete.

Fixture Fittings:

Note: –    All wood work fixture fittings ie. Doors / windows handles, latches, kabjas, stoppers, locks, of aluminum powder coat will be provided and fixed by the contractor for the complete house for max. Rs. 40,000.00 (Forty thousand only) (As/approved sample)

Sanitary & Plumbing Work:

  1. Providing and fixing P.V.C. ( Prakash / Prince) (100 mm, 75 mm)for soil & waste pipe & vent pipes ( 75 mm dia) in 6 kg/sqcm. pressure including all fittings, (Plain or Door) e.g. bends, junctions, cowls main holes, inspection holes, offsets, access pieces including cutting holes in wall and floor excavation, refilling and disposal of surplus earth where required and making good design including cost of cutting and making good the walls and floors.
  2. Providing and fixing PVC. Rain water pipe 100 mm dia PVC in 6 kg/sqcm. As required.
  3. Providing and fixing storm water gully trap (6” x 6”) with gully chamber 300 x 300 mm including cover and frame as per standard weight.
  4. Making main holes 600 x 600 mm (internal size) as per drawing.
  5. Providing and fixing PPR. ( Supreme / Prince / Fusion) pipe (15 mm to 20 mm size) complete with fitting and clamps including cutting and making good the wall etc. complete including cutting and making good the wall etc. complete.
  6. Providing and fixing PVC pipe for sewer system in open areas. (Sewer line 6” dia.)

 

Fittings/ Fixtures:

Note: –       All CP fittings like taps (Parko / Jaguar) , Angle Valve ,  Jali etc. and China ware fittings (Parryware / Cera) like WC. , WB, Double Sink (18”x 24”) ( Nilknath make) , taps, bib kocks, fittings of these items will be provided and fixed by the contractor for worth Rs. 10000/-Per Toilet and Rs. 5000/- for the kitchen. Provision of chimney should be done.

Flooring:

  1. Providing, cutting & fixing Marble stone of basis cost Rs. 50/- to 60/- per sqft. for all areas / rooms and staircase with white and green marble combination as required by the owner. Flooring with all normal design and pattern as approved in entire area complete in all respect.
  2. Polish – Granite polish with shining finish.
  3. Open area at back and front will be with kota and Rear balconies – Green marble with 2” white strip.

Glazed Tiles & Granite:

Note:-   Glazed tiles: of thickness 10 mm.  (Floor and wall up to 7’-0” ht. in all bath rooms and in Kitchen of 2’-0”ht above the Counter level of costing Rs. 500/- per Box of 10.00 sqft quantity ) and black granite for the bath Rooms and kitchen including counters ( costing max. Rs. 150/- Per sqft.) will be provided and fixed by the contractor. (Kajaria Co.  / Somany ).

Painting:

  1. Internal walls & ceiling – Two or more coats Oil bound distemper with wall putty complete. In case of plastic paint or other material the cost difference will be worked out as per actual.
  2. Wood work – Spirit polish.
  3. MS work – Enamel paint.
  4. External – Apex (Asian / Nerolac / ICICI) front and Rear, Snowcem side. ( any other material / design will be extra and exclusive in the contract. As/ decision.
  5. POP work – POP (Sakarni / J K / Equivalent) cornice, molding, fan points, in all rooms. (False ceiling & pop plaster is not included in the quotation.)

Steel Work:

  1. Providing & fixing MS staircase railing in 12 mm sq. bar/flat as per approved design with top flat and wooden hand rail with teak wood 3” x 2” as per design etc. complete with spirit polish.
  2. Providing & fixing MS grill with 4 mm flat 10 mm sq. bar as per drawing etc. complete.

Front and Back Court Yard:

  1. Boundary wall as per drawing. ( Any other material cladding will be extra as/decision on stage.)
  2. Flooring – Front / rear / side open area with kota flooring including granite polishing etc.
  3. Ramp – Providing & fixing 25 mm thick paves block with a base of re- inforced cement concrete.
  4. Overhead tank – 2000 liter. (PVC – ISI double layer 1000 ltrs. each) x 2 Nos.
  5. Providing & fixing MS gate as per drawing and design up to cost limited to Rs.12,000/-( twelve thousand only).

Electric Work:

  1. Providing and laying PVC conduit pipe including necessary fittings, bends, tee junction, surface tee, fan box, concealed box for light etc. complete (1” dia AKG. / equivalent)
  2. Providing & fixing GI box as per drawing etc. complete.( No provision for bus bars box has been considered.)
  3. Providing & fixing switches for 5 amp. & 15 amp as required.( Legrand/Crebetre )
  4. Providing and laying PVC copper wiring for following points. ( Kalinga / plaza)
    • 5 amp (Light, fan, light plug) 3 x 22
    • 15 amp (Power plug) 7 x 22
    • For AC Point 7 x 20
    • Sub Main 7 x 18 copper wires.
    • Telephone – in each bed, living and dining room.(but no EPBX systems.)
    • TV – Co-axial – in each bed, living and dining room.
    • Running earth – 1 x 18 copper wire. And main building earthing with coal and nitra.
    • Providing & fixing MCB box with MCB double switch.

Note:- The cost for the entire fixture fittings considered for Rs. 20,000/- (Twenty thousand only) (Fittings like bulbs , tube lights , bracket lights , Fans , etc.)
